Multigenerational mixed use development set to create new community

LONDON: A multinational developer is preparing to build a multigenerational mixed use project as the basis of a new community.

Kajima, the Japanese-headquartered global real estate business and Bartra, Richard Barrett’s property firm, expect building work to start imminently on a €100m-plus housing scheme at Belmayne on Dublin’s northside.

At a time when some developers are dragging their heels on starting new housing projects because of the uncertainty around construction cost inflation, Kajima and Bartra have signed up Irish firm Sisk & Son to build the 258 apartments at the project which has been named O’Neill Court. Construction is expected to be complete in mid-2025.

They have also secured a green finance loan from Allied Irish Bank for the scheme,

As many as 208 units will be for the private rental market and the remaining 50 are earmarked for social housing. The developers hope to shortly announce an approved housing body for the social housing units.

The firm declined to comment on how they are dealing with the issue of construction cost inflation saying it “is commercially sensitive”.

Estate agents Dillon Marshall have been appointed as lettings and property managers and Hooke and MacDonald will act as selling agents for the sale of the scheme in one lot.

As well as a mix of one, two and three-bedroom units, residents will benefit from more than 500 sqm of facilities including a fully equipped gym, media room, workstations, parcel reception, concierge and a relaxation area.

A Kajima spokesperson said the homes “will be suitable for both professionals and families”.

McCrossan O’Rourke Manning Architects have designed its three buildings of up to seven storeys which will surround two podium gardens. A tree-lined streetscape will link the site to the nearby bus corridors and Clongriffin rail station.

Sitting to the north of the Belmayne Main Street extension, the site is close to Northern Cross, around 15 minutes from Dublin airport and 30 minutes from the city centre.

Kajima is also involved in the Torc Housing Partnerships consortium that was awarded the Torc Social Housing Bundle 2 public private partnership contract for 465 units across sites in Cork, Clare, Galway, Kildare, Roscommon and Waterford.
