Social infrastructure and housing fund targets 4.5 per cent yield

LONDON: The social infrastructure fund concept is now firmly underway as a way of underpining low cost shelter.

TIME Investments has launched an open ended social infrastructure fund.

The TIME:Social Freehold fund aims to offer investors steady income from inflation-linked rental income.

The portfolio will hold social housing units, such as supported living accommodation, assisted living accommodation and education facilities.

The underlying strategy, which TIME has been running for almost 18 months, has been seeded with £30 million and targets a net 4.5% yield.

The minimum investment for retail investors is £5,000 and the initial fee and annual management charge is 1%.

Stephen Daniels, head of investments at TIME, said: ‘Our Social Freehold fund provides an opportunity to diversify from traditional commercial real estate and the volatility associated with them.

‘Demographic changes are driving demand and funding restrictions are limiting supply.

‘Combined, this makes social infrastructure an increasingly attractive sector for private investment, offering long term attractive risk adjusted return. Importantly assets can also create a positive social impact on society.’
